Please advice me where should I invest (to get 8 lacs in 3-5 years)?

I am Luv and my Salary is Rs 40,000 per month. I am looking to my my own flat at 40 to 50 lac (for a 2 BHK flat), for this I need 8 Lac in next 2 to 3 years or max in 5 yrs for my home loan down payment.

Could you please advice me regarding this as where should I invest?

For short term invest in Bank FDs at the moment you can get around 9.5% return on bank FD. Avoid stock market and MFs for short term.

As suggested by Aman go for Bank FDs, because you only want to invest for short term. In NCDs or Bonds of Pvt. Companies risk factor is more so not recommendable.
